Fewer understand which amenity boxes on Airbnb actually affect whether they appear in a filtered search, and which ones drive a guest from shortlist to booking.
I have managed enough listings in our portfolio to have a clear view on this. Some amenities are discoverability tools. Others are conversion tools. A few are review-protection tools. Knowing the difference shapes how you invest in your unit and how you write your listing.
How the Airbnb Filter Works Before a Guest Sees Your Listing
When a guest searches for a short-term rental in Dubai Marina or Downtown, they can narrow results by amenity before your photos or headline appear. Pool, gym, Wi-Fi, EV charger: each is a checkbox that either includes or excludes your listing from results. This is a discoverability problem, not a marketing problem. I have seen well-photographed listings with strong reviews consistently underperform against comparable properties that simply completed their amenity checklist. Professional photography matters, but it only works on guests who can already see your listing.
The Non-Negotiables: No Gap Allowed
These are not differentiators. They are threshold requirements. A gap here will cost you bookings and generate negative reviews regardless of how strong the rest of your listing is.
High-Speed Wi-Fi With Proof
Every Dubai listing claims Wi-Fi. The ones that convert with remote workers and longer-stay guests prove it. Include a speed test screenshot in your listing photo set. A connection above 100 Mbps is worth stating explicitly in your description. A slow or unreliable connection in a city with a growing digital nomad base is a one-star review on an otherwise flawless stay.
Central Air Conditioning
At 45°C in summer, AC is survival, not comfort. Central AC is preferred by guests over split units, both for temperature consistency and for the quality signal it sends about the building. If your unit has central AC, say it clearly in your listing title or in the first lines of your description. Do not bury it in a feature list at the bottom.
The Differentiators: Searchable Filters That Drive Conversions
These amenities appear as active filters on Airbnb and Booking.com. They are searched by specific guest segments. Providing them, and ticking them correctly, places your listing in front of guests who have already decided they want that feature.
- Pool: even shared rooftop access converts strongly with leisure and family travelers. Mention access hours and any building restrictions in your description.
- Gym: Dubai's fitness culture is genuine. Business travelers and longer-stay guests filter for gym access as a practical requirement, not a luxury.
- Smart TV with Netflix: this signals a modern, move-in-ready property. Netflix specifically matters because guests do not want to log into a streaming account on arrival or manage a subscription during their stay.
- BBQ area: highly relevant for family and group bookings during the peak winter months, roughly November through March. If your building has a communal BBQ space, tick it and reference it in your description.
- EV charger: niche today, but UAE electric vehicle adoption is accelerating. This filter is increasingly searched, and the competition for listings that tick it is still low.
The relative weight of these amenities shifts across the year. Pool and outdoor access matter less in July and more in January. Understanding Dubai's monthly booking patterns helps you decide which amenities to highlight in your description at different points in the year.
Low-Cost Items With Outsized Review Impact
A subset of amenities cost almost nothing to provide but generate disproportionately negative reviews when absent. These are not glamorous. They are practical. Guests expect them, and when they are missing, it reads as carelessness, not a tradeoff.
A wall safe costs under 200 AED installed. Not providing one and then receiving a negative review about it costs far more in lost future bookings than the safe itself. The math on small amenities almost always favors providing them.
- Hair dryer: its absence generates reviews. The equipment costs under 100 AED. There is no argument for skipping it.
- Iron and ironing board: essential for business travelers. A missing iron on an otherwise excellent property is a 3-star review waiting to be written.
- Safe: guests traveling with jewelry, valuables, or work equipment expect this. A wall or closet safe is low cost and ticks a box that matters to a security-conscious segment.
- Blackout curtains: Dubai's sun rises early and hits hard. Good blackout curtains protect guest sleep quality and appear consistently in positive reviews for well-run listings.
Thinking About Cost Versus Booking Impact
No one can give you an exact revenue uplift for a given amenity. Anyone who quotes a precise percentage is extrapolating from too small a sample. What I can say is that the cost-to-impact ratio varies significantly across the list, and the cheapest items often carry the highest review-risk profile.

The items marked as building standard require no capital outlay, only correct listing. If your building provides a gym, pool, or BBQ area and you have not ticked those boxes on Airbnb and Booking.com, you are leaving discoverability on the table at zero cost.
Listing Amenities Correctly Across Platforms
Ticking the right boxes on Airbnb is half the work. The other half is making sure your amenity data is consistent across every platform where your property appears. A pool listed on Airbnb but missing from Booking.com is a missed filter on a platform that drives 15-20% commission traffic. Managing your channel mix in Dubai means treating amenity data as channel-level infrastructure, not a one-time setup.
Beyond the checkbox, how you describe amenities in your listing copy and how your photos present them drives the next layer of conversion. A Netflix-enabled smart TV buried in the last paragraph converts no one. A speed test screenshot placed early in your photo sequence signals professionalism and stops the scroll. The amenity is the same in both cases. The presentation is not.
