Management fees: what the market charges, what we charge
A single 17% management fee on gross revenue, covering: cleaning and linen, property photography, listing creation and management, 7-day-a-week guest operations, maintenance coordination, monthly owner statements.
For context: management fees in Dubai typically range from 15% to 25% depending on the operator, and often exclude extras billed separately (cleaning fees, photography, listing setup). Platform commissions (15-17% for Airbnb, 15-20% for Booking.com), the tourist dirham (AED 5 per room per night) and the DET Holiday Home licence (AED 1,500 to 2,500 per year) are separate costs borne by any operator.

Gross hosting revenue is the total amount collected from guests for nightly stays, excluding cleaning fees charged to guests, before deduction of the Medini Homes management commission, platform commissions and owner charges (DEWA, service charge, tourist dirham). It is the most directly comparable figure across operators and owners.
