How the projection is calculated
The logic is comparison, not modelling. Once the district and bedroom count are filled in, the calculator pulls the comparable units from our managed portfolio and shows the revenue range recorded on those properties over the last twelve months.
Real data: the ranges come from gross hosting revenue recorded on the apartments we manage in Dubai, extracted from our property management system, Hostaway. No projections, no third-party market data.
A range, not a single number: the P25 / median / P75 detail by district and unit type is published in the Dubai STR Report 2026.
Publication threshold: a minimum of 3 eligible units per district x type cell. Below that threshold, no range is shown, for statistical rigour.
Observation window: the published statistics cover August 2025 to July 2026, 12 full months, on listings active across the whole period. The detail is on the statistics page.
Revenue definition: gross hosting revenue, excluding cleaning fees charged to guests, before management commission and before owner costs.
The range on screen is a starting point. The 12-month projection sent afterwards is calibrated unit by unit: building, floor, view, size, furnishing level, the seasonality of your cluster. It is done by hand on your property, not lifted from a generic PDF.
It does not give your owner net. The range shown is gross hosting revenue. The management commission, the platform commissions, the tourism dirham, the DET licence and the building charges still come off it. The line-by-line detail is on the pricing page.
It is not a revenue guarantee. Nobody can guarantee short-let revenue: seasonality, the competition inside your own building and the state of the market move from one year to the next. A range of comparables stays a range.
The numbers depend on the exact unit. Two apartments of the same size in the same tower do not earn the same, depending on floor, view and furnishing. That is exactly why the output is a range, and why the final projection needs your address.
Some cells stay empty. Villas, townhouses and penthouses, and districts where we do not have enough comparables, show no range at all. We would rather show nothing than show a figure that is not representative.

How much does my property really earn as a short-let?
No honest answer without your exact address. In Dubai Marina, a sea-view 2-bed doesn't earn the same as a parking-view 2-bed: same tower, same floor. What commission do you take, exactly?

Who handles the DET license? Am I compliant?
We hold the Department of Economy & Tourism license under our operator name; your Title Deed stays as your guarantee. Tourist Dirham collected and passed to the DTCM at every check-in. No grey area with the UAE authorities.
If I want my property back, how does it work?
30-day notice. No indemnity, no exit penalty. You leave with the guest history, the codes, the platform accounts and the pro photos. In black and white in the mandate, clause 7.2.
