When a guest walks into one of our apartments, the cleaning is the first physical impression, before the view, the welcome kit, or the WhatsApp message. A single hair in the shower pulls a five-star rating down to three. Managing units across all of Dubai has taught me that turnover operations are not a support function. They are the product.
What follows is the process we run at Medini Homes: the actual system — checklist, timing, linen specs, photo protocol, and quality control layer — refined over several hundred rotations since our first managed property on the Palm.
Why the hotel standard is the only standard
In a hotel, a housekeeping manager walks every room before the next guest enters. In short-term rentals, there is no corridor supervisor. The only equivalent is a documented protocol that your team has internalized, and a control system that catches gaps before the guest does.
Airbnb weights cleanliness scores heavily in its ranking logic. Booking.com operates the same way. The difference between a 4.6 and a 4.9 on cleanliness is not cosmetic — it compounds into platform visibility and channel performance over months. Listings that consistently hold above 4.8 on cleanliness surface ahead of competitors at identical price points.
The 47-point checklist
The 47 checkpoints are not a nice-to-have. They are the job description for every cleaner on our roster. If a point is not ticked, the task is not done — the clean is not signed off.
The checklist covers the full perimeter of what a guest inspects within the first five minutes of walking in. It is divided into five zones: arrival area, living space, kitchen, bathroom(s), and bedroom(s). Each zone has a fixed sequence. Every cleaner follows the same order on every rotation.
- Arrival area: welcome kit restocked, door handle wiped, shoe rack cleared of any previous-guest items
- Kitchen: all surfaces degreased, microwave interior scrubbed, fridge wiped inside, dishwasher filter inspected, drip tray emptied
- Living space: cushions plumped and symmetrically placed, TV remote batteries tested, all USB charging points verified functional
- Bathroom(s): limescale removed from taps and showerheads, mirrors polished streak-free, grout lines inspected, toilet cistern lid wiped, amenity display reset to brand standard
- Bedroom(s): mattress protector checked for staining, linen installed hospital-corner style, blackout blinds aligned, hangers counted and repositioned uniformly
Timing by property type
Rushing a turnover creates defects that reach guests. Padding the schedule burns unit economics. We calibrated target times across hundreds of rotations and treat them as operating parameters, not aspirations.
- Studio up to 40 sqm: 90 minutes with one cleaner, 60 minutes with two
- One-bedroom: 110 minutes with one cleaner
- Two-bedroom: 130 minutes, always two cleaners
- Three-bedroom and above: 150 minutes minimum, with a supervisor present for sign-off
During peak season — October through April — same-day back-to-back turnovers are frequent. We build a 15-minute walk-through window between checkout and the start of the clean. In summer, Dubai temperatures reach 45°C; units left without AC during a guest rotation accumulate heat that slows the work and stresses the team. Linen specifications
Linen is the most visible quality signal in a short-term rental and the one guests mention most in reviews. We specify 100% long-staple cotton, minimum 300 thread count for duvet covers and pillowcases, percale weave for flat and fitted sheets. White only, across every managed property.
White coordinates with nothing and therefore works with everything. It photographs cleanly, tolerates bleach sterilization, and flags staining before it reaches a guest. Each unit holds three full sets: one in use, one at the laundry supplier, one in the unit's storage cupboard. A par level of three absorbs a damaged set or a delayed laundry return without impacting the next check-in.
We phased out synthetic-fill duvets across our managed portfolio over an eighteen-month window. The upfront cost per bed is real. The reduction in cleanliness-related guest complaints paid it back within two seasons.
Post-turnover photo protocol
Every completed turnover is signed off with a minimum eight-image photo sequence shot on a fixed protocol: entrance, living area wide shot, kitchen worktop, each bathroom, each bedroom, and one close-up of the welcome kit. The cleaner uploads directly from mobile. The property manager reviews the sequence before the unit is released for check-in.
This does two things. It creates a timestamped visual record that protects against deposit disputes with guests. It also functions as a passive quality check — a photo of a bedroom with a misaligned pillow or an asymmetric duvet gets caught and corrected before the guest walks in. Professional listing photography is a one-time investment at launch. The operational photo protocol runs on every single rotation, at no additional cost to the owner.
Quality control and team training
Random audits cover 15-20% of turnovers each month. An inspector arrives unannounced within two hours of the clean being declared complete. Results feed into individual cleaner performance scores, reviewed each quarter and tied to continued assignment to our properties.
New cleaners complete four sessions before solo assignment: two rotations shadowing an experienced cleaner, one supervised solo turn on a studio unit, and one structured debrief on the 47-point checklist. The checklist is not handed over in a briefing room. It is walked through zone by zone in a live unit — the context where it will actually be applied.
What owners see on the cost side
Turnover costs in Dubai vary by unit size, supplier type, and whether linen laundry is bundled or handled separately. In-house cleaning teams offer tighter protocol control. Outsourcing to a specialist STR cleaning operator can lower per-unit costs at scale. Both approaches carry trade-offs in quality consistency and supplier dependency.
